📸 Photo Day Is NOT Cleaning Day: The 3-Phase Listing Glow-

Up (Plus the Tiny Things That Make a Big Difference)

If you’ve ever gotten your house ready for listing photos, you know…

It’s not the big stuff that sneaks up on you. It’s the little details.

Decluttering? Sure.Deep cleaning? Of course.

But it’s the small, easy-to-miss items that can make a home look polished instead of chaotic in photos.

And let me say this lovingly:

Please do not wait until 9PM the night before photos to start scrubbing baseboards while questioning all your life choices. 😅

Photo day isn’t a one-night cleaning sprint.It’s a process.

Think of it as a 7–10 Day Glow-Up.

🏡 The 3-Phase Listing Glow-Up

✨ Phase 1: The Glow-Up (7–10 Days Out)

🧼 Phase 2: The Detail Pass (3–5 Days Out)

🌿 Phase 3: The Polish (Day Before)

When you follow this rhythm, photo day feels calm instead of chaotic.

Phase 1: The Glow-Up (7–10 Days Out)

This is not cleaning. This is editing.

Before you ever pull out a mop, start simplifying.

  • Remove extra décor

  • Box up off-season clothes

  • Clear surfaces slowly

  • Remove 30% of what’s in closets

  • Start packing what you don’t use daily

You’re not erasing your personality. You’re creating breathing room.

Because photo day isn’t about showing how you live — it’s about helping someone else imagine living there.

🧼 Phase 2: The Detail Pass (3–5 Days Out)

This is where cameras see what your eyes ignore.

Now that things feel lighter, you’ll actually notice what needs attention.

And this is where the magic happens.

💡 Lighting Matters More Than You Think

  • Turn off ALL ceiling fans (the blur in photos is real)

  • Turn on every light — even closet lights

  • Replace burnt-out bulbs

  • Open all blinds and curtains

  • Clean light fixtures

And here’s a sneaky important one:Make sure all bulbs in a room are the same temperature.

Mixing cool white and warm yellow lighting makes a room look slightly “off” in photos — even if you can’t quite explain why. Warm white (around 2700–3000K) usually photographs beautifully.

🪞 The Mirror Reflection Check

After you clean mirrors, step back and look at what they’re reflecting.

Sometimes the mirror is spotless…but it’s reflecting:

  • Laundry baskets

  • Counter clutter

  • Crooked frames

  • An open closet door

Photos love reflections. Make sure they’re helping you, not hurting you.

🧹 The “Did You Even Notice?” Dust List

Run your hand along:

  • Baseboards

  • Top of door frames

  • Ceiling fan blades

  • Return air vents

  • Around light switches

  • Window sills

If you can feel it, the camera will see it.

A quick magic eraser walk around light switches and door handles also makes a surprising difference.

📱 The Phone Test (Do Not Skip This)

When you think a room is ready, stand in the doorway and take a wide photo with your phone.

Your phone will:

  • Expose streaks on mirrors

  • Reveal glare

  • Show crooked art

  • Highlight dark corners

  • Spot clutter your eyes have learned to ignore

It’s the best free “mock listing preview” you can do.

🌿 Phase 3: The Polish (Day Before)

You are not deep cleaning. You are maintaining the glow.

Now we’re in finishing-touch mode.

🧼 Countertops Should Breathe

  • Remove coffee makers, toaster ovens, knife blocks

  • Hide paper towels

  • Clear bathroom counters completely (yes, even soap pumps)

  • Remove magnets and papers from the fridge

  • No dish racks by the sink

Less really is more here.

If you want a little life without clutter, a simple bowl of green apples, lemons, or fresh flowers goes a long way.

🛁 Bathroom Reset

  • Remove bath rugs

  • Hide trash cans

  • Toilet seats down

  • Fresh white towels

  • Remove shampoo bottles from shower

Think spa. Not morning rush.

🛋 Living Areas

  • Straighten chairs perfectly

  • Fluff and karate-chop pillows 😉

  • Hide remote controls

  • Tuck cords out of sight

  • Remove pet bowls, beds, and toys

And even if you vacuumed… do a quick pet fur check.

Run a lint roller over upholstery.Use a damp rubber glove on sofas.Vacuum under furniture.

Even dog lovers subconsciously notice fur in photos.

Stainless Steel Quick Win

If your appliances still look streaky, try this:

A tiny bit of olive oil on a microfiber cloth.Buff in the direction of the grain.

Instant shine. No streaks.

🚗 Outside Matters Too

  • Move cars out of the driveway

  • Close garage doors

  • Hide trash bins

  • Sweep the porch

  • Fresh doormat

  • Quick spray down of the front door

Your exterior photos are your first showing.

💛 Why Spreading It Out Matters

When you wait until the night before:• You’re exhausted• You rush• You miss details• You forget small things (like fans spinning in photos 😅)

When you follow the 3 phases:• You think more clearly• You notice more• You stay calm• The house feels lighter

And that calm shows.

Final Thought

Photo day is not about showing how you live.

It’s about showing how someone else could live there.

A little prep leads to:More showings.Stronger offers.Better results.

And trust me… having recently gone through this myself — future you will be very thankful you didn’t wait until 9PM the night before. 😅

If you’re even thinking about listing, I have a printable Photo Day Timeline Checklist I send to sellers so the process feels strategic — not stressful.

Because this should feel like a glow-up… not a panic attack. 💛
