If a move has even crossed your mind for 2026 — whether it’s upgrading, downsizing, buying land, relocating, or finally purchasing your first home — I want to gently challenge you:

Don’t start with listings. Start with decisions.

After years of helping families across DFW navigate major life transitions, I’ve seen something clearly:


The most confident, least stressed, most successful moves don’t begin with the market. They begin with clarity.


Here are the three decisions I encourage every buyer and seller to make before they make a move.


{1} Are You Moving From Something — or Toward Something?


This one matters more than most people realize.

Are you:

  • Outgrowing your current home?

  • Tired of the commute?

  • Feeling stretched by your payment?

  • Wanting land, space, or a lifestyle shift?

  • Ready to simplify?

Or are you:

  • Dreaming of hosting holidays in a bigger kitchen?

  • Wanting a backyard for your kids or dogs?

  • Looking for a long-term investment?

  • Planning your next chapter?


There’s a big difference between running from discomfort and intentionally moving toward something better.


When you get clear on your “why,” everything else becomes easier:

  • Budget decisions

  • Timeline decisions

  • Risk tolerance

  • Even neighborhood selection


Before you scroll listings late at night, ask yourself: What is prompting this thought of moving?

Clarity reduces overwhelm.


{2} Is This a Timing Move — or a Strategy Move?


This is where most people get stuck.

“I’ll wait for rates.” “I’ll wait for prices to drop.” “I’ll wait until spring.” “I’ll wait until it feels safer.”

Here’s the truth: The market is rarely perfect. But strategy always wins over guessing.

Right now in DFW:

  • Inventory levels have shifted compared to the frenzy years.

  • Well-priced homes are still selling.

  • Buyers have more negotiating power than they did.

  • Creative financing options are more common.

Instead of asking, “Is now the perfect time?” Ask, “What strategy would make now work for me?”

For sellers:

  • Pricing right matters more than ever.

  • Preparation creates leverage.

  • Overpricing leads to longer days on market.

For buyers:

  • Negotiations, seller credits, and inspection leverage exist.

  • Equity builds over time — not by waiting indefinitely.

Sometimes the best move isn’t about timing the market. It’s about timing your life.



{3} Are You Emotionally Ready — or Financially Ready?


This one is big.

Many people are emotionally ready long before they’re financially prepared — or financially prepared but mentally hesitant.

If a move might happen in 2026, here’s what “planning early” actually looks like:

For Buyers:

  • Check your credit (don’t guess).

  • Talk to a lender — not to commit, but to understand.

  • Evaluate debt-to-income.

  • Build a savings strategy.

For Sellers:

  • Review your current equity.

  • Identify small updates that create ROI.

  • Plan for pre-listing prep.

  • Understand net proceeds early.

You do not have to be moving tomorrow to start preparing today.
In fact, the smoothest transactions I’ve seen are from clients who started planning 6–12 months ahead — not 6–12 days.

Even small steps now can dramatically change your options later.
